Residence Hall Facility Management & Maintenance

The Housing Facilities and Operations staff work 24 hours a day to maintain the physical operations of each building. Facilities and Operations staff include housekeepers, warehouse personnel, maintenance mechanics, and renovation shop crews.

Housekeepers manage all public areas by cleaning and maintaining a positive environment. Public areas include lobbies, lounges, TV rooms, hallways, restrooms, laundry rooms and kitchenettes. Residents can help by properly disposing of all trash and replacing any furniture that may have been moved. Residents are responsible for the day-to-day cleanliness of their individual room. Resident bathrooms in Gordon Hall, Murray Hall and Carpenter/Wells Complex are cleaned three times per year.

Maintenance personnel can help residents with routine repairs such as a contact lens down the drain, a broken blind, a leak, problems with mailboxes, etc. To request maintenance service, a resident must submit a work order online. Students are still able to call the hall office in case of an emergency facility concern such as an overflowing toilet. (Students can also get light bulb replacements at the hall office.)

A resident need not wait in the room for a maintenance mechanic as the online submission gives the staff permission to enter the room and make necessary repairs. If the item is an emergency (e.g., the sink overflows or the lock does not work), staff may enter without having a signed work order so the problem can be addressed immediately to prevent further damages. Please report emergency maintenance situations to the hall office immediately.

A customer survey will be available online once your work order request have been completed. Students are asked to complete at own convenience in order to best understand how the service was administered.

ELECTRICAL APPLIANCES

Sealed unit coffee makers, popcorn poppers, small microwave ovens, small refrigerators and portable television sets are permitted in students' rooms. Microwave ovens must operate at 1500 watts or less. (Because of limitations of the electrical systems in the residence halls, microwave ovens may not operate satisfactorily, especially if operated in conjunction with other appliances.) Refrigerators must operate at 120 volts at 60 hertz and not exceed the size of a standard small refrigerator (2.7 cu. ft.). All electrical appliances must bear a UL or equivalent certification label. Televisions, radios, stereo systems, computers, desk lamps and electrical blankets are also permitted provided the total electrical requirements do not exceed the capability of the system. All equipment should be kept in safe operating condition. No outside antennas of any type are permitted.

Items not permitted in the residence hall/apartment and/or public areas for safety reasons include, but are not limited to: air conditioners of any kind, waterbeds, sun lamps, halogen lamps, tanning beds, candles, incense, open-faced electrical or heating appliances (including hot plates, broilers, space heaters, immersion heaters, unlit candles, toasters, toaster ovens, and George Foreman Grills), outside antennas of any kind and use or storage of any type of flammable fluid.

HEATING/COOLING SYSTEMS

To avoid overloading the electrical circuits of the residence halls, the university enforces a policy of no room air conditioners of any kind. However, residents in Bledsoe Hall are invited to bring a fan for the few hot weeks of the year, even though all rooms in Bledsoe Hall have ceiling fans. No appliances that extend beyond the window screens are allowed or any type of air conditioning systems are permitted.

In Hulen/Clement, Wall/Gates and Stangel/Murdough the air conditioning system is called a "zone system." Talk to your hall office staff or Community Advisor for more information on the "zone system." We ask that you please do not block your vents with books, paper, or other materials.

BANGING PIPES

In Bledose Hall, heat is generated by a steam heating system. At times, residents in this hall will hear the pipes bang. To avoid this, the valve under the radiator should be turned all the way on or off. This valve does not serve as a regulator. Opening the window above the radiator while the valve is completely on will assist in regulating the temperature in the room.

PAINTING OF THE ROOM

Students wishing to paint their rooms may request an application from their hall office during the first two weeks after the residence halls officially open. Once the need for painting has been established with the Residence Life Coordinator, the resident can choose from the approved colors and paint their room.

LAUNDRY ROOMS

All halls and complexes have coin-operated washers and dryers and most laundry machines accept RaiderCard.

PARKING

Students are required to register motor vehicles operated on campus at the time they register for school or at the time they begin operating a vehicle on campus. Should a student bring an unregistered vehicle on campus on a weekend, a temporary permit may be obtained at the Texas Tech Police Station, located at 2901 Fourth Street.

DAMAGES

The student is responsible for the condition of the room and all its furnishings and shall reimburse the Department of Housing and Residence Life for all damage to or loss of these accommodations and furnishings. Pre-existing damages must be reported upon moving into a room on the Room Inventory Form.

Charges for damages not noted at time of occupancy may be assessed to the student or students and must be paid promptly. The university will determine the amount of such loss or damage at its sole discretion. Failure to pay damage assessments will result in a hold on the student's university records, thus preventing the student from conducting any further business with the university until the charge is paid.

ABANDONED PROPERTY

Abandoned property is property left in residence hall rooms after the owner has moved from the room. Should such items be found, they will be packed and stored, and appropriate fees will be assessed. The Department of Housing and Residence Life will notify students in writing at their home address if items have been found. Students will have 30 days to claim their belongings before they are discarded. University Student Housing is not responsible for unfound abandoned property.
